Prepare Yourself
Remember that all the effort required to sell your home will be on your shoulders, not a real estate agent. Do not let your emotions get involved in the sale, think "House" not "Home". You have to research the real estate market in your local area in order to be able to set a fair and competitive price.
You will have to be available to show your home, and you will need to be as flexible as possible to accommodate your buyers' needs.
Prepare Your Home
A well maintained house sells faster and for a higher price than its poorly maintained neighbour, even though both may be structurally sound. Buyers also feel more comfortable purchasing a well maintained home. Do not be caught off guard by an unfavourable buyer's inspection, which may result in a lost sale and wasted time.
Exterior Preparation
Always keep in mind that you only have one chance at making a first impression, and most buyers will not give your home a second look if their first impression is less than favourable. Keep the yard looking good by mowing, weeding and watering the lawn. Trim hedges and trees, and keep garden beds weed free. Clean the driveway, use a water blaster if it is really bad. Inspect patios, paths, walls, foundations and other masonry for cracks and deterioration. Repair or replace anything loose, broken or damaged. Inspect exterior woodwork for peeling paint and replace deteriorated sealing. Clean and straighten gutters.
Interior preparation
Do not underestimate the value of a neat, tidy and clean house. A house that is pleasing to the eye, pleasant smelling and has no major creaking noises will be desirable to most buyers. Carpets and rugs should be shampooed and vacuumed frequently. Give the entire interior of the house a good cleaning including inside cupboards. Remove as many items as possible and put everything you can in storage, this will help make your house appear roomier. Any small repairs, such as leaky taps, loose hinges, ripped screens, small water leaks, etc., should be taken care of before you begin showing. Repair damaged, walls, plaster, and tiles. Any repainting should be done in a neutral colour that will appeal to the majority of buyers such as beige or off white. Replace broken or cracked windows, mouldings, skirting and other woodwork. Repair heating, cooling, plumbing, and electrical problems.
